Opening a Gym

I applaud your initiative, thought about it myself since I was a teen. Unfortunately as has been very well covered by the fellas in this thread it's a pretty tough go to run a hardcore gym like most members here would be wanting to train at. 30 years ago it was doable and it was a glorious time to train at them but I think that window has closed if you are looking for profit. Like Sorb said if I won the lottery I'd start building a serious gym right away.

Btw I think Derek's TRT clinic is based in the US, much different ball game down there.
 
What you need is a hardcore garage gym and invite friends over and have BBQs (since you’re not doing it for financial gain).

Ronnie Coleman was given a free lifetime membership at metroflex gym. Some people would not go even if you paid them. It’s goals and self discipline.
 
I've been toying with the idea of opening up a gym. I've already been really dissapointed with the way most gyms are run these days and it only continues to get worse. Especially post-covid, it's going to be a shit show.

I have plans lined up for the next 24 months or so, so my ideal time of getting into the venture would be approximately 24-36 months out. What I have in mind would be old school style; mostly free weights, wanting to attract the serious lifters, throw monthly Bar B Que's, gifts, lifting contests, etc. Open 24hrs would be the goal.

What are you fella's thoughts on this venture? It would not be my main source of income nor would I be dependent on it. I would however want to see it flourish over the years, it would be a dream to retire one day and have a gym not only as an investment but something of a passionate goal accomplished and to see it passed down to my boy.

I wonder if any of you have done this or know of anyone who has. The one guy I know who was a boxer opened Bloor St Boxing on Bloor and Dundas. Very small spot, 5,000 sqft main flr is a gym and upstairs is where boxing is taught. He does extremely well now but we're not in talking terms. He asked me to model for his posters and I said not for free lol. I doubt he'd be of any help if asked.

I pay over $5000 a month and I hammered a really good rate. I’m $4 a sqft below everyone else in the complex. My shop is only 2900 sq ft.
Thank god I bring over 100,000 people into the stripmall each year. Makes me an anchor tenant so I get a good rate.

Even commercial in butt fuck no where is going to be $8 plus common area which would likely be around $6. Both per square foot.
Then add on the power and ac and you’ll be another $2000 a month in juice if you are like 10,000 sqft and that wouldnot be a huge gym.

$16,000 just in operating costs pre month, so you need 1600 members paying $100 per month just to not pay yourself, lol.

Every year government adds on regulations that make it tougher to do business, red tape. Just to get your place built will be 6 months by the time you finish waiting for permits and I bet 300,000 at least just for a square box inside. Nevermind the extra costs for the regulations for the bathrooms, access at the door and so on.

God I don’t even want to get into staff, lol. No one cares like you do. And if you find those people, pay them well, if you can.

Honestly if I could do it all over again, I wold have got a way better education, and worked for a larger cooperation and got holidays, benefits, pension plan and none of the stress of day to day operations and keeping the place a float. You go home, work is done.

And we know damn well aint noone paying $100/mnth for a gym 😂
 
The only way to make money off of a gym 9 times out of ten is if you are using it for money laundering.

That would be a tough laundering machine considering with gyms the source of payments are accounted for and known. Restaurants and laundromats where cash was king were the ideal launder machines

It is getting tougher as less use cash though.
In 1995 75% was cash, now maybe 10%.

And you don't open the fucking strictly for the laundering aspect of it....you do hope to have customers as well einstein

Especially in a business like yours where you have an actual inventory. A gym is easy....you are just renting out space.
If more people "accepted crypto" at POS then it would get very easy again....

I’m honestly just working and learning under a friend of mine who’s been one of the main PT’s in the Niagara region, he’s showing me the ropes right now; I’m thinking I’ll be working one on one with clients in the private studio in the next few months; getting this app called “PThub” and it is quite useful when setting schedules with clients and taking payments. I’m learning a lot right now; and being able to have this guy help me get started and not have to make the same mistakes he did
